174 Forward Avenue update

As part of the pre-construction requirements, the owner of 174 Forward Avenue met with MCA and neighbors to discuss the attached Mechanicsville Builders' Code of Conduct and details on the development of this property.

It is important to note that a building permit has not been issued and a site plan agreement has not been registered. There are other applicable permits that need to be applied for and issued to encroachments onto roads and sidewalks, the encroachment details are forthcoming.

The owner anticipate demolition and excavation to start in October or November and the development may take approximately 8 to 9 months. Access for construction vehicles to this property will be from the back laneway and the owner is fully aware this laneway is the only access for the homes south of this property.

Neighbors and MCA clearly outlined to the owner that Lyndale Avenue is a busy street, there are at least 2 daily school buses that pickup children at that corner, Forward Avenue has lots of children and parking for any onsite workers is going to be a significant issue.

MCA will keep you posted. Send any comments to: MechanicsvilleCA@gmail.com

City is applying mitigative measures to address the LRT noise

MCA is pleased to advise the first of the mitigative measures to address the LRT noise will be "rail polishing" starting tomorrow August 31st and undertaken at night for the next 2 weeks! We continue to pursue the installation of other noise damning features and the application of gravel to the trench to absorb noise. We've also been in discussion with Quiet.org for further assistance if needed. Hold tight, everyone!
